WARD STATISTICS, 1902.

The following pages give the more important vital statistics and population, also a comparative analysis for the years 1900–1901, 1902, together with the area, number of dwellings to the acre, number of persons to a dwelling (the facts as to families and persons to a family and to a dwelling being the same as in the report for 1901, no figures being available for this year), and number of persons to the acre, or density of population, for each of the wards in the city; also the principal causes of death in each. It must be borne in mind that the population is estimated, and that the figures based upon the statement of population are not absolute or accurate, but it is believed that they may be relied upon for general purposes as giving a reasonable statement of the conditions. The areas are from the report of the City Engineer for 1896, or directly following the establishment of the present ward lines, and the figures regarding the dwelling-houses are taken from the report of the Assessing Department for the year 1902, and is a statement of the number of dwellings in existence on May 1 of that year. The series of maps published with this report will give the highest and lowest grades in each ward, and some of the intermediate grades, notably on the main thoroughfares, and of any considerable elevation above the average grade. The grade numbers On the maps, and the brief topographical descriptions of each ward, have been supplied by the City Engineer’s Department. The maps will also show the original areas and bounds of the different cities and towns that are now parts of the city, as also the original area and bounds of the old town. The ward areas in the statistics are land areas only, flats and water not included; neither are parks or cemeteries or other large tracts not devoted to residential purposes excluded; the density is reckoned on the total land area. The statistics regarding families and dwellings are from the United States Census reports for 1900, but the ratios will probably hold good for 1902 for all general purposes. In some cases the census reports have differed materially with the report of the Assessing Department regarding the number of dwellings in the ward, as the definition of the word “dwelling” has evidently a different sense as used by the census authorities from that used by the assessors; consequently, where the census figures for 1900 regarding the number of dwellings in a ward have been greatly in excess of the figures of the Assessing Department for 1901, a discrepancy which would lead to erroneous conclusions regarding the number of single houses in a ward, this discrepancy has been

adjusted in several cases by subtracting the excess of dwellings according to the census report from the number of “one * family buildings in the same report, as the census authorities designate any place of habitation, even if it be but one room, a dwelling; and that method of presentation would show a far greater number of single dwellings, as the term is generally understood, than is actually the case. The result of this adjustment may not be accurate, but it is more nearly so than the census report would indicate, particularly relating to single dwellings.

Topography. The East Boston portion of the ward is generally of good elevation, consisting of two hills, one rising to 85 feet, on which is located the Reservoir; another at the southeastern extremity, rising to about 50 feet. A depression almost to tidewater exists southeast of the tracks of the Boston & Albany Railroad.

The section known as Breed’s Island consists of practically one large hill, whose maximum height is above 160 feet, sloping abruptly westwardly, and gradually eastwardly to the water.

Almost one-half of this section of the ward is low, being little

above marsh level.

This is very largely a residential section, with the exception of the shore front, and contains 86 acres of park land and 10 acres

of cemetery area.
